Terms and conditions

A confirmed booking exists when either written or email confirmation of that booking is accepted by the Owner or their representative. Please advise when booking, number of persons visiting together with need for cot & high chair. The guest agrees to use this property solely for the purpose of a private holiday residence for the maximum of people shown on the booking correspondence and agrees not to:

  • use the property for any improper, illegal, or immoral purposes or to sub-let the property
  • cause (nor allow any guests or visitors to cause)any nuisance, annoyance or disturbance to neighbours, or to the Landlord, or to the Landlord’s agent
  • smoke or allow smoking in the property.

Failure to comply with the requirements above will result in the agreement being terminated.

 

A non-refundable deposit of 30% of total booking cost will be taken at the time of booking. The remainder of the payment is due 6 weeks before arrival. If arrival is less than 6 weeks from booking the full payment is due when the booking is confirmed. Upon receipt of the deposit you will receive a confirmation email which will outline the booking details for checking. The person making the booking will be deemed to act on behalf of all those using the property during the period booked.

 

The owner reserves the right to cancel the booking and re-let the property to alternative guests if full payment is not received six weeks prior to the planned arrival date, or to refuse entry if full payment has not been received, without prejudice to any claim for cancellation charges.

 

The Guests will pay, a refundable damages deposit stated in the booking correspondence to the Owner on taking entry to the property; the preferred method of payment is either by cheque, cash or bank transfer. The damages deposit will be refunded without interest to the Guests within 21 days of their vacation of the property, under deduction of all reasonable costs for remedying any damage to the property or the contents thereof incurred by the Owner as a result of the actions of the guests. This includes the reasonable cleaning costs in the event that the property is left in a dirty condition.

 

If the client wishes to cancel the booking he/she should advise us by telephone or email and confirm in writing, such confirmation being signed by the same person who made the booking and signed the booking form. The cancellation will take effect on receipt of this written confirmation. In the event of cancellation less than six weeks before the planned arrival date the full cost of the booking is due. We will, however, attempt to re-let the property and if successful will provide a refund up to the amount recoverable by re-letting less cost incurred. An administration charge of £25 will be made for cancelled bookings. It is recommended that guests take out cancellation insurance.

 

The property will be available between 4pm – 5pm on the start date unless a separate agreement is reached. Keys will be delivered or collected will be agreed when the final payment is received.

 

The property shall be vacated by 10:00am on the departure date unless a separate agreement is reached. Keys will be returned in accordance with arrangements made when the keys are provided.

 

The property is a no smoking property and shall be left in a clean and tidy state. Rubbish should be disposed of as explained in the instructions within the property. All taxes and utilities (water, gas and electricity) are included, as well as the supply of clean bed linen and towels. The guest agrees to repair, replace or pay for any items damaged through neglect, misuse, or carelessness on the part of the guest or any visitors to the property. The guest will notify the Landlord of any repairs which are necessary and allow the Owner or Owner’s agent access to carry out repairs.

 

If keys are missing or not returned on time, the owner reserves the right to have replacement keys made and to charge the cost to the client. Guests will be charged £50 if the property requires cleaning from pets or if someone has smoked in the property.

 

Children and well behaved dogs are welcome in the property, however the client is responsible for the safety and well being of all those on the premises (including children) during the period of booking. The owner shall not be held responsible or liable for any accident, loss or other mishap to persons on or using the premises or to their belongings, or for any illness or injury howsoever arising. If for unforeseen circumstances a property becomes unavailable for a confirmed booking, then the guest must be informed as soon as possible. The Guest is then entitled to a full refund of monies paid to date. The Owner’s liability is limited to monies paid to date.

Failure to comply with the requirements above will result in the agreement being terminated.
